These Terms of Service ("Terms") govern your use of the Distressed Property Advisors website at distressedpropertyadvisor.com ("Website") and related services, including the CALM certification program and advisor directory. By accessing or using the Website, you agree to these Terms. If you do not agree, please do not use the Website.

1. Website Use

The Website is provided for informational and educational purposes. You may browse the Website, access publicly available content, and use the advisor directory to find CALM-certified professionals. You agree to use the Website only for lawful purposes and in compliance with these Terms.

You agree not to:

  • Use the Website in any way that violates applicable law or regulation
  • Scrape, crawl, or use automated tools to extract data from the Website without written permission
  • Interfere with or disrupt the Website's infrastructure or security
  • Impersonate any person or misrepresent your affiliation with any entity
  • Use information from the advisor directory for unsolicited marketing or spam

2. No Legal or Financial Advice

The content on this Website is for informational purposes only and does not constitute legal, financial, or tax advice. Distressed Property Advisors is not a law firm, financial advisor, or housing counselor. The information provided about foreclosure, short sales, loan modifications, and related topics is educational in nature.

If you are facing foreclosure or financial hardship, we strongly encourage you to consult with a HUD-approved housing counselor (call 1-800-569-4287), a licensed attorney, or a qualified financial professional.

3. CALM Certification Program

Enrollment and Payment

The CALM (Certified Advisor for Loss Mitigation) certification program is available to licensed real estate professionals. Enrollment is subject to the following terms:

  • Certification fee: $499 one-time enrollment fee
  • Annual renewal: $99 per year to maintain active certification status
  • Course access: self-paced online curriculum with 12 modules
  • Completion requirements: all modules and quizzes must be completed to earn the CALM designation

Refund Policy

If you are unsatisfied with the CALM certification program, you may request a full refund within 30 days of enrollment, provided you have not completed more than 25% of the course materials. Refund requests after this period or after exceeding the completion threshold will be considered on a case-by-case basis. To request a refund, contact us at support@distressedpropertyadvisor.com.

Certification Maintenance

CALM certification is valid for one year from the date of completion. To maintain active status, certified advisors must pay the annual renewal fee and comply with the CALM Code of Ethics. Failure to renew or violation of ethical standards may result in suspension or revocation of your certification.

4. CALM Badge and Trademark Usage

Upon earning the CALM designation, certified advisors receive a digital badge and marketing materials. Use of the CALM badge, logo, and related marks is subject to these conditions:

  • The CALM badge may only be used by advisors with active, current certification
  • The badge must not be altered, distorted, or used in a misleading way
  • The badge may be displayed on business cards, websites, email signatures, and marketing materials
  • Use of the badge must cease immediately upon certification expiration, suspension, or revocation
  • The CALM name and badge are trademarks of Distressed Property Advisors and may not be used to imply endorsement of products or services not affiliated with DPA

5. Advisor Directory

The advisor directory lists CALM-certified professionals for the convenience of homeowners and the public. Directory listings are provided "as is." DPA does not guarantee the availability, performance, or suitability of any listed advisor.

Inclusion in the directory is a benefit of active CALM certification. DPA reserves the right to remove any listing at its discretion, including for violations of the Code of Ethics or these Terms.

Homeowners: connecting with an advisor through our directory does not create a client relationship with DPA. Any engagement with an advisor is between you and that advisor. DPA does not charge homeowners any fees to search or connect with advisors.

6. Intellectual Property

All content on this Website — including text, graphics, logos, images, course materials, and software — is the property of Distressed Property Advisors or its content suppliers and is protected by copyright and trademark laws. You may not:

  • Reproduce, distribute, or create derivative works from Website content without permission
  • Use DPA trademarks (including "CALM," "Distressed Property Advisors," and associated logos) without written authorization
  • Copy, redistribute, or resell CALM certification course materials

You may share links to publicly available pages and quote brief excerpts with attribution for educational or editorial purposes.

7. User Content

If you submit content to us (such as contact form messages, testimonials, or reviews), you grant DPA a non-exclusive, royalty-free license to use, display, and publish that content in connection with our services. You represent that you have the right to submit such content and that it does not infringe on any third party's rights.

8. Third-Party Links

The Website contains links to third-party websites, including American Default (americandefault.org), HUD resources, and other external sites. These links are provided for convenience and do not imply endorsement. DPA is not responsible for the content, accuracy, or practices of linked websites.

Our total liability for any claim related to these Terms shall not exceed the amount you paid to DPA in the twelve months preceding the claim.
